Overview

Denver (City and County of Denver) forecloses through the Public Trustee system, not a sheriff's sale. The Denver Public Trustee — part of the Clerk and Recorder's office — conducts public foreclosure auctions every Thursday at 10:00 AM, with online bidding hosted on the RealAuction platform at denver.realforeclose.com. The process is governed by Title 38, Article 38 of the Colorado Revised Statutes.

How to Bid at a Denver County Sheriff Sale

Follow these steps to participate in an upcoming Denver County auction:

1

Find upcoming listings

Browse Denver County sheriff sale listings on SheriffIQ or the county sheriff’s website. Check sale dates and property details.

2

Research the property

Run a title search through the Denver County Recorder of Deeds. Check property tax status, municipal liens, and IRS liens. Drive by the property to assess exterior condition.

3

Register to bid

Register with the Denver County Sheriff’s Office before the sale. Bring valid photo ID and any required deposits.

4

Bid online

Join the online auction on sale day. Bidding is typically live with ascending bids.

5

Pay the deposit

If you win, the deposit (the required deposit) is due per county rules. Have your payment ready in the accepted format — typically cashier’s check or money order.

6

Pay the balance

The remaining balance is due per county requirements. Failure to pay typically results in forfeiture of your deposit and potential ban from future sales.

7

Receive your deed

After full payment, the Sheriff’s Deed is recorded and transferred to you.

Key Notes for Denver County Investors

Opening (lender) bids are not posted until the lender files them — by statute, no later than noon two business days before the sale — so far-out sales show no bid yet. Denver also publishes a Current Bid Grid and Current Bids list at denvergov.org.

The owner may cure the default up to noon the day before the sale; junior lienors hold post-sale redemption rights under C.R.S. 38-38-302.

All properties are sold AS-IS — conduct a full title search; senior liens and assessments may survive the sale.

A sale may be continued (postponed), withdrawn, or stopped by bankruptcy filing or cure at any point before it is held.
